Don Sherman is a founding partner of JD Alpha Capital (JDAC) and leads the firm’s commercial real estate capital advisory services.  As it relates to Capital Markets activities they advise clients on all aspects of project finance and capital structure relating to construction; adaptive reuse/conversion; value-add; and other short-term/bridge requirements concerning all major property-types nationwide.

JDAC will, on a select basis, seek to Collaborate and Joint Venture with clients to acquire, re-entitle and convert under-utilized office, retail, hotel, and other property-types to multifamily use – either for-rent or for-sale on a nationwide basis.  

Don has decades of industry knowledge and experience in all aspects of project capitalization with a particular emphasis on institutional joint venture equity, non-recourse senior debt, mezzanine financing and preferred equity capital requirements.  Don’s expertise covers all project profiles including construction, value-add and bridge financing requirements, as well as virtually all property-types.

JDAC collaborates with commercial real estate investors and developers of all sizes and in virtually all markets to secure the optimal debt and/or equity financing for their projects.  In addition, on a select basis JDAC will invest alongside clients involving the acquisition, re-entitlement and conversion of various property-types to multifamily use in major MSAs nationwide.

Prior to forming JDAC, Don led loan originations and underwriting in the Western US on behalf of ACRES Capital – a multi-billion-dollar private debt fund based in New York.  Prior to ACRES Capital, Don was a Managing Director in the equity group of a private investment banking firm where he specialized in structuring private equity joint ventures on behalf of institutional clients nationwide.  Don also worked as an Equity Analyst for the Wall Street investment banking firm of Gerard Klauer Mattison (now part of BMO Capital Markets) and he began his career with CBRE Investment Management.  With nearly $150 billion of commercial real estate assets under management worldwide, Don worked within various departments including Asset Management, Portfolio Analytics, Research and Acquisition.
